Weekly Vancouver Real Estate Stats April 4-10

Total inventory for the REBGV/FVREB was 20,873, of which 4,521, or 21.66%, were over 90s.

For the REBGV the numbers were 13,344, 2,801, and 20.99%

For the FVREB the numbers were 7,529, 1,720 and 22.84%.

There were 1,611 new listings, 563 price changes and 762 sales in the REBGV, for a sell list of 47.30%.

In the FVREB the numbers were 710, 305 and 334, for a sell/list of 47.04%.

The combined numbers were 2,321, 868 and 1,096 and a sell/list of 47.22%.

Sell/list down again from last week. Prices are up across the board (see the graph), as the over 90s stat indicated we’d see . On the other hand, inventory has started to climb again, and, significantly, over 90s have begun rising as well.

    Unsold inventory up another 3.9% on the week and up 58.5% since Jan.2 !!!! Sell/list of 47.3% is WAY below 10 yr. norms of around 65% and down to near 10 yr. lows for this time of the year (i.e. close to April 2008 right before the last major “correction” in Vancouver house prices).
