Bowen Island Real Estate – Average Price Graphs

The graphs below show average list, sell and trend line prices for Bowen Island real estate, as well as the average number of days on market (DOMs) and the number of sales each day.

The graphs cover the periods 2013, 2014 and 2015. The 2015 graphs come first, and are updated each day that the REBGV releases statistics. The 2014 and 2013 graphs are complete. It is simple to compare graphs from year to year simply by scrolling through the page.

Graph Types

There are two types of graphs found below.

The first type shows the average list price, average sale price and the trend line for Bowen Island real estate. The numbers come from the actual daily sales of properties sold during 2013 in the Bowen Island Real Estate sub-area of the Real Estate Board of Greater Vancouver (REBGV). I download the statistics daily and then calculate the averages and the trend lines.

This graph style repeats for as many property descriptions as are relevant for the Bowen Island real estate sub-area. For example, I show the averages for all properties, all detached properties, all 3 bedroom detached, 2 bedroom detached, etc.

The second type of graph displays the number of sales each day as well as the average number of days on market. Again, I show this information for all properties, all detached properties, all 3 bedroom detached, etc, drilling down as much as is relevant.

Why these numbers?

I’ve chosen these numbers because I think they provide an accurate snapshot of what is happening in our local market. I present the average list and sale prices graph along with the number of sales/DOMs graph because each data set highlights an important facet of the market. A market with rising prices and few sales with high DOMs is very different from a market with rising prices, increasing sales and decreasing DOM.

Moving your cursor along the graph lines will reveal precise information for specific dates. Comparing the numbers displayed for the same dates on each graph can be enlightening. For example, you might find that the average sales price graph for March 20 indicates an average list price of $699,000 and an average sale price of $662,000. The same date on the number of sales/DOMs graph might indicate one sale with 634 days on the market. That tells you that the average for that day consists of one property that finally sold after almost 2 years on the market. Conversely, you might find a data point that indicates that the average sale and list prices are derived from 15 sales with an average DOMs of 44. The difference between those two market scenarios is huge.

Different people will interpret the graphs and underlying numbers in different ways. That’s fine. I am not trying to present a pre-set picture of the market. I’ve been providing market data on a blog platform since 2005, and the market has changed significantly several times since then. It will continue to do so. The data presented here will allow every individual to reach his or her own conclusions.

Limitations

Like all graphs, the more data points the better the graph looks and the better the representation it makes of the real estate market. There is a trade off with drilling down into smaller and smaller geographic areas or more restrictive descriptions of properties. A trend line based on 7 sales is much less informative than a trend line based on 700. As you move your cursor along the graph lines you will see the relevant numbers for each day.

If a graph is noticeable by its absence (i.e., there is a detached 2 bedroom graph, and a detached 4 bedroom graph, but no detached 3 bedroom graph) it’s because there are no or very few sales.

Missing graphs also indicate what property types dominate the sub-area. If a sub-area has no graph for 1 bedroom or 2 bedroom attached properties, but does have graphs for 3 and 4 bedroom attached properties you can conclude that the attached housing stock in that sub-area consists of 3 and 4 bedroom townhouses rather than 1 or 2 bedroom apartments.

Use at your own risk! They provide a general idea of what the market is doing, but they are not sufficient to accurately value your property.
