How to read these tables

The first column is date, which is self-explanatory. The second is the number of sales in the specific area. Sales include detached, attached, apartment, land only and multi-family. Multi-family tends to include smaller multi-unit buildings rather than apartment buildings, which usually turn up on the commercial MLS system. There are also few multi-family sales each week. The third column is average list price for the day – in other words, the total of all list prices divided by the number of new listings. The fourth column is the average sales price of all sales reported that day. the sales are reported after subjects are removed, and can be from 0 to perhaps 14 days old. Listings, by comparison, are generally brand new, and lag by at most 3-5 days (in times of high listing volume the lag can be a little more, but not as much as with sales).

The fifth and sixth columns show the difference between average list price and sell price in dollar figures and percentages. Hot markets see properties sell within 1%-1.5% of list price.

The last column is days on market (DOMs). In most real estate markets 60 DOMs is by no means bad, and would often be regarded as great. In the Lower Mainland, especially compared to the last decade, it is high. Hot markets see DOMs like 30.

Sell/List

The sell/list is a simple measure of demand that divides a given number of sales by the number of new listings taken during the same period. It is expressed as a percentage. In a hot market, we sell more properties than we list, so the number exceeds 100%. Markets like that commonly see multiple offers over list price. Slow markets, on the other hand, are characterized by low sell/lists, below 35%.

Recent comments indicate that some people think the stats aren’t useful, and require other things.

These stats are up to date and tell us several things. First, you know how many sales we saw in the last 7 days. If you’re a stat watcher you’ll know the significance of this number.

If you don’t know the significance of the number then you know something else: you need to learn a bit about this market before you reach any conclusions. You can do that by waiting and watching, or by asking questions.

Next, you can see average list price and average sales price. We also have the dif in absolute dollars and in a percentage form. If you’ve been watching this market for a long time you’ll know that a 3.anything % difference between ask and sell is a big dif for this market. It’s a small difference for regular markets, but Vancouver and the Lower Mainland is a funny market and our numbers historically favour sellers. Hot markets of years past had 1.something % differences.

Last, we see DOMs. Continent wide a DOM in the 50s would be considered great. Here it’s not bad. It is not a slow market.

Another criticism is that there is no new listing info here. Comparing new listings to sales is a great practice. I’m just not reporting it yet. Don’t make the perfect the enemy of the good. It will come in time.

I’m engaged in an awful lot of projects these days, and this site get’s much less attention than it did in the past. I apologize for that, but automating something always seems to take me more time and more effort than I initially expect. I’m going to continue to chip away at this, however. Meantime, compared to the last stats i-frame I posted average list price and sales prices are up, DOMs are basically the same.

On the other hand, the market is clearly slowing down. In some sub-markets the sell/list is in single digits.
